About Court and Land Records Searches
To successfully trace ownership of a property, investigators and researchers must be able to search the land records filed with the Recorder of Deeds in each county going back as far as 60 years. Sometimes, this search also will involve inspection of plat maps and records in the Office of the Surveyor. Then, in the nearby courthouse, Capitol Inquiry’s real estate research specialists search for judgments, probate cases, wills, civil actions, foreclosures, mechanics liens, IRS and state tax liens, and anything else that might have been filed against the current and former owners that threatens to prevent the proper conveyance of the property, or raises concerns about a prior conveyance.
