Location of Heirs and Successors
Some owners, interested parties and successors of interest are not aware that they still hold an interest in properties, or do not care to be found. Their evasiveness or absence delays and even prevents efforts to foreclose on these properties for past-due taxes, liens or mortgages. Capitol Inquiry relies on a combination of research methods to find these individuals and defunct entities, including:
• Database, genealogical and historical research to identify and trace heirs;
• Business records research to find successors to defunct entities, or former officers, directors and registered agents of the vanished business;
• Court records and public records research to identify, locate and serve heirs, executors and personal representatives of estates.
